Thank you to one of the reader of this blog for informing me that we can actually view our units in Ara Hill as long as we gather at least 5 visitors together.

The reason is because they developer have already clean up some of the units and the place and do not wish visitors to dirty the place. However, if wish to measure the unit for renovation, we can gather enough people to talk to Sime Darby. Also, we can go do some busy-body check out on each other units

Everyone, Happy & Prosperous New Year! May 2010 be another great year to you and your family. Base on my previous posts, I received a overwhelming response from the readers who called me up and ask me about the potential of Ara Hill. Most of the callers are Ara Hill owners. I am glad that some of them had appointed me as an exclusive agent in servicing them.

Some of you may have notice that I have already started my advertisement campaigns in various newspapers to gather more market intelligence, the rental rates and such. I am informed that there are 11 units of condominiums will be receiving their CF in February 2010, also, 90% of the units are sold. I am excited as I will be moving in once I get my CF.

According to Malaysian Insider, Datuk Seri Najib Razak announced tonight a reversal of his government’s decision to reintroduce real property gains tax (RPGT) on January 1 for all transactions, amid concerns that it would hit long-standing homeowners and foreign investors.

This will be a great boost to all property investors and current home owners who are concern about the RPGT taxes.

Here are some latest pictures I took today, they tested the water feature and thankfully, I was given an opportunity to take a glimpse of it. It’s almost 90% to its completion, personally I feel to be conservative, keys should be handed in Febuary 2009.

Once again, I have to say Sime Darby delivered what they promised and looking at it, I am a very happy buyer! Some of the owners of Ara Hill had contacted me to check out the market, my advice to all owners is that to HOLD instead of selling the property.

I am planning to move in early 2010 and serve the home owners there, those who wish to sell their old properties or plan to rent out their Ara Hill units. I have received some interests from Japenese expats and others who are keen to rent such property, I am confident that when Ara Hill will be another signature development in Ara Damansara.

Last Sunday, I did a site visit to Ara Hill, the one and only medium rise condo and low rise villas estate in Ara Damansara, as part of my market research to better serve my customer. Sime Darby Property mentioned that they expect the project to be completed by end of 2009 and almost 80% of its units are sold. I took an effort to snap some pictures:
